I like to think about writing an offer as sort of like walking a tightrope. On one side is what the seller wants: a buyer that comes in with a wheelbarrow full of cash and says, “I don't care about anything about the condition of the house, I just want it.” On the other side is what a buyer wants: all the possible protections and contingencies they can get. Finding the right balancing point is the key.
Every buyer has their own threshold of pain. Every seller has the things that are most important to them. My job is to gather all that information, present it to my buyer client, and help them make the best decision for that situation.
