How much will I actually net from selling?

The number you take away from a sale is never the sale price, and sellers get surprised when the difference shows up at the table. Pieces come out along the way: the listing compensation on your side, and then the question of whether you are asked to cover compensation for the buyer's agent, which is a negotiable term of the contract. There are seller closing costs like title, settlement, and recording fees, plus any concessions, such as contributing to the buyer's closing costs or a repair credit after inspection.
