Ask Harry · Selling Your Home

Should I price my house low to attract multiple offers?

Short answer

Price is the key marketing tool we have, and buyers are savvy. Price your house attractively and you optimize the golden time, the first couple of weeks when you get the most showings and the most activity.

Full answer

Pricing is one of the hardest conversations I have with sellers. A lot of folks, especially if they haven't sold in years, think pricing high and leaving "room to negotiate" is the best strategy. I haven't found that to be true in today's market. Price is the key marketing tool we have, and buyers are savvy. I like to call them ripe buyers, people who've been looking and will act quickly. They know what things are going for. They're usually working with an agent who's watching the market too. They usually move onto the next one and think, we'll wait and see if they drop the price.

And then you've lost the golden time, those first couple of weeks when you get the most showings and the most activity. There are a few different pricing strategies I can walk you through, including the 14-day home sale and the traditional listing, as well as others.

In plain terms

The way I like to explain it

A new listing gets its best shot in the first couple of weeks, what I call the golden time. That is when the most buyers and agents are looking, and when a home priced to the market draws the most activity. Overprice it and the same audience simply waits to see if the price comes down, and the moment passes.

Putting it to work

What this means when you're selling

The goal is not the lowest price or the highest price, it's the right price, the one the data supports. We talk through the pricing strategies that fit your home and your timeline, including the 14-day home sale and the traditional listing, so you choose the plan with your eyes open.
