Ask Harry · Selling Your Home
Should I sell my house privately or list it on the MLS?
Short answer
Generally, listing on the MLS is the best way to expose your home to the maximum number of buyers. But when discretion matters more than reach, an off-market sale can fit.
Full answer
When someone asks me whether to sell privately or list on the MLS, I start by explaining that these two routes serve different goals, not that one is simply better than the other. A listing on the MLS is built to maximize exposure: it puts your home in front of every agent and every buyer who is actively searching through the system the whole industry checks first. The tradeoff is that it is public. Once your home, your price, and your details are out there, they are out there for the entire market to see.
An off-market sale works in the opposite direction. It stays private, and it can still reach serious, ready buyers, often people who already know the neighborhood and are waiting for the right home to come along. But that reach depends on the network and on who is asking at that particular moment. There is no guarantee the right buyer is there when you need them to be.
So the right choice comes down to your specific goals as the seller. If maximum exposure matters most, the MLS is usually the way to go. If privacy and control matter more, an off-market sale can be the right fit. That is why sellers benefit from having someone lay out the real tradeoffs before they decide, and that is exactly what I do.
In plain terms
The way I like to explain it
Listing on the MLS is a bit like putting up a sign with a light on it: every agent and every buyer who is actively looking can find your home. An off-market sale is the quiet version, done by invitation. Both can work, but they answer different questions, which is why the tradeoffs come first.
Putting it to work
What this means when you're selling
If your goal is maximum exposure and the strongest competitive interest, the MLS is usually the answer. If your situation calls for privacy and control over who sees the home, an off-market sale can fit. Either way, I will lay out the real tradeoffs so you decide on the facts, not on a guess.
