That depends on the terms you have negotiated, but for most transactions there will be inspections, an appraisal, financing, and title work. Negotiations may come out of them, and they may not.
Once you accept an offer, the clock starts ticking, and a lot happens under the surface. The buyer's lender orders the appraisal, the buyer schedules inspections, and the title company begins the work of clearing the way to settlement.
Your job as the seller is mostly to respond: accommodate the inspections, provide the access and documents, and make decisions if issues come up. My job is to keep everything on track and let you know if any bumps in the road appear.
The process is not glamorous, but it is predictable when it is managed well. The goal is a smooth, on-time settlement, and that comes from staying ahead of the steps, not reacting to them.
