Is now a good time to buy in Silver Spring? My honest answer for 2026 is that the window looks very different from 2021, and for many buyers that is good news. More homes are sitting longer, prices have softened from the peak, and sellers are negotiable again. Here is what the numbers say and how I read them, because you should never buy on a vibe.

What the market is doing right now

Federal workforce reductions and heightened contractor uncertainty cut demand across the DMV region between January 2025 and January 2026, and this is a uniquely local story. Forecasts from late 2025 projected the region's median home price to dip about 1% in 2026, to roughly $617,000, making this the only Mid-Atlantic market expected to decline. In the spring of 2026, active inventory in the region was up about 18% year over year, and days on market stretched to roughly 45 to 70, a huge shift from the pandemic years.

Let me translate that into what it feels like at the offer table. Where buyers once faced twelve offers by Tuesday, they now face a handful or fewer. Price adjustments are common. Sellers are accepting contingencies again, and inspection and financing protections are back on the table for most homes. The pendulum of negotiating power has swung noticeably toward the buyer.
