Chevy Chase, DC surprises people. It is inside the District, but it feels like a leafy, quiet small town, with brick colonials, tree-lined streets, and a tightknit, community-oriented feel. It was one of the first planned streetcar suburbs in the area, laid out in the 1890s by Senator Francis Newlands and Fulton Gordon along the electric streetcar line up Connecticut Avenue. The Washington Post once called it the best suburb of the National Capital. Today it is one of the most sought-after neighborhoods in northwest DC, and I get questions about it every week.

Here are the honest numbers, sourced from Bright MLS for ZIP 20015 and pulled on October 9, 2026. For fee simple homes, the detached houses and townhouses: 32 active listings, 2 coming soon, and 42 closed sales, with a median sold price of about $1.478 million, a median 12 days on market, and homes selling at 98.7 percent of their original asking price. For condos and co-ops: 18 active listings and 9 closed sales, with a median sold price of $220,000, a median 26 days on market, and 94.1 percent of original asking. One honest note: the condo and co-op sample is small, so read that median cautiously.

The headline: Chevy Chase, DC is a deep, established market where a strategically priced home gets real attention, and buyers need to be ready to act when the right property comes up.

What I tell buyers

  • Get pre-approved before you start looking. The right house can come up and move quickly, and you do not want to be waiting on a lender while someone else writes the offer.
  • Be ready to make a strong offer. In a market this deep, the prepared buyer wins the conversation.
  • Understand that school assignments in the neighborhood run block by block, so the assignment for any specific address needs to be verified. The common feeder pyramid is Lafayette to Deal to Jackson-Reed, but it is not uniform for every address.
  • Know what you are buying. Brick colonials are the predominant style, some with front porches and some with front stoops, and you will also find expanded ranchers and post-war homes, mostly in the eastern part of the neighborhood closer to Rock Creek Park.

What I tell sellers

The demand is real: 42 closed sales against 32 active listings in the same window. A strategically priced home in this neighborhood gets attention from serious buyers. The mix of buyers ranges from people trading up within the neighborhood to people moving into the District from elsewhere, and they all value the same things: the walkable Connecticut Avenue corridor, the community feel, and the easy access to Rock Creek Park.

Neighborhood life

Walkable shopping and dining runs along Connecticut Avenue. The Village, a small shopping center just across the line in Chevy Chase, Maryland, is a quick walk or drive for errands. Just up the road, Friendship Heights offers more shopping, including Trader Joe's, Total Wine, and Whole Foods, and the Collection at Chevy Chase sits just over the line in Montgomery County. Rock Creek Park is right there on the eastern edge of the neighborhood for trails and green space.

The neighborhood is tightknit and community-oriented, with an active civic life and a long local history, including Chevy Chase Circle, whose fountain was authorized by an Act of Congress in 1933.
